ReplyDeleteMy American client is looking for a house to rent, below are the things that matters to him. The number beside each factor shows how important this single factor is to him where 10 means most important and 1 is not important.
He's aware that such a place he is looking for may be hard to find at desired pricing but it does exists and just takes time to research. The farther he goes away from bigger towns and centers the cheaper it will get. He doesn't mind to go far away for a place that is perfect for him but obviously moving so far away that he has no good access anymore to a mall, supermarket, hospital, is not the best option either. These are his choice parameters:
Single detached house 10
Quiet (no main road nearby, no loud neighbors like companies, karaoke bars, beach resorts etc) 10
Clean (no pollution in air, water or other forms like through industry, main road nearby) 10
American style house with just a first floor, no second floor if possible 5
At least four rooms or more (We are a couple with a kid, one or two yayas, a driver, and I need a separate room for guests) 8
At least 120 square meters or more 8
Large lot of at least 1000 square meters or more 7
Swimming Pool 4
Directly at the beach, beachfront 6-7
Maximum rent PHP 18,000 a month (obviously the less cost the better for his pocket) 6
Nearby hospital and mall within 30 minute car drive 5
Place doesn't have to be in perfect condition but must be fully functional based on Western standards. He can do a few things himself like paint it, landscape it a little, have a few things restored or repaired but nothing major. Electricity, water, water pressure, air condition, doors, windows, roofing etc must all be in good working condition. He don't want a place that is a dump or falls apart when the next storm comes. If the place is furnished or not does not matter too much but if it is unfurnished then the rent must be cheaper as he buys his own stuff. If it is furnished then beds must be new or he will replace them, also if furniture is very old, dirty and worn down completely it must be removed and replaced, either by the owner or he will rent it cheaper as unfurnished and furnish it himself. This is especially true for the kitchen, bathroom, beds. In short: It doesn't have to be brand new but it must be clean, functional and in good order.
He plans to visit Bacolod this weekend so I hope you can give this your preferential attention. Call me once you identified at least 5 such houses so I can advise him to contact you and you can schedule a visit to those properties. I am not discounting the possibility that he may also buy the perfect house that he is looking for. Also source this type of house in the southern part of Cebu. He will relocate to Negros if this house does not exist in Cebu where he is staying right now.
